Gran Paradiso by the numbers
Across 121 recorded owner-to-owner resales in the past year, the median Gran Paradiso sale price was $405,000, or $215 per square foot. Builder closings are excluded, which is how the industry reports existing-home sales — a builder’s first sale is a new-home sale, not a comparable for an existing home.

What a pool is worth in Gran Paradiso
Holding size constant at 2,000 to 2,500 sq ft, 26 Gran Paradiso homes with a private pool sold at a median of $647,500, against 18 without a pool at $497,500. That is a difference of $150,000, or 30%. Measured from what buyers actually paid, not from an estimate.
A price cliff at about 2,200 square feet
Gran Paradiso is not one market with a gradient running through it. Recorded
resales from 2025 and 2026 show homes under 1,600 square feet at a median of
$320,000, 1,600 to 1,900 at $360,000, and 1,900 to 2,200 at
$329,000. Everything below 2,200 square feet sits in a $40,000 range regardless
of size. Cross 2,200 and the median jumps to $669,000. It is a cliff rather than
a slope, and the lot sizes step at the same point: about 7,400 square feet below it and 9,300
above.
Most owners did not miss the peak
Price per square foot here ran $222 in 2021, jumped to
$293 in 2022, and sits at $216 today. So 2022 buyers are
behind. But going through the last recorded sale on every parcel, about 71 percent
of Gran Paradiso homes are owned by someone who bought before the run-up or after it came back
down. Only around 29 percent bought during the expensive stretch, which ran 2022 through 2024.

Gran Paradiso is one of the few communities here with four distinct home types, and the gap between them is wider than most buyers expect. A villa and a single-family home on the same street can be nearly $280,000 apart. A blended “Gran Paradiso median” tells you very little unless you know which type you own.
